Making Your Booking
Worldwide Lettings Limited, trading as Cyprus Lettings
( "we or us") act only as agents for (i) the owners of the accommodation ("the owner") or (ii) other agencies who themselves act as agents for the owner. In all circumstances the Contract of Letting is between you the guest and the owner. In these Booking Terms & Conditions references to “you” and “your” include the first named person on the booking and all persons on whose behalf a booking is made or any other person to whom a booking is added or transferred.


By making a booking (online or by telephone) the named person on the booking form agrees on behalf of all persons staying at the property that he or she is over 18 years of age when making the booking and has read these terms and conditions and agrees to be bound by them.

Once the completed online Booking Form and the Deposit Payment has been received and accepted by Cyprus Lettings on behalf of the property owner we will issue you with email confirmation. The contract between you and the property owner will only be formed when we send you the email confirmation and is subject to these terms and conditions. We reserve the right to refuse any booking prior to the issue of email confirmation. If we do this we will promptly refund any money you have paid to Cyprus Lettings. You should carefully check the details of our email confirmation and inform us immediately by email of any errors or omissions. The property that you have booked must be the name and property reference for the specific property selected from the drop-down box on the booking form. This is the property that will be booked for you and once Cyprus Lettings has confirmed the booking by email the property cannot be changed without the full loss of payment made.

Each property booked constitutes a separate individual booking. All bookings made direct from our website(s) and all matters arising from them are subject to English law and to the exclusive jurisdiction of the courts of England and Wales.
Nothing in these Booking Conditions affects your normal statutory rights.

Your Financial Protection
All our card processing is made via Barclaycard. When you book holiday accommodation with Worldwide Lettings Limited who are the recommended booking agents for the Cyprus Lettings Group of websites you can rest assured that your credit card payment will be 100% safe. Unlike travel agents and airlines, booking agents and online property marketplaces are not required to be ABTA and ATOL bonded. To compensate for this Worldwide Lettings Limited, and not the property owner, deals with all customer payment transactions. Once a payment is received it is deposited into a Barclays Bank client account. Unlike many of our competitors, the property owner is then paid in advance for your holiday rental. This eliminates any risk of the property not been paid for when you arrive in Cyprus. Worldwide Lettings operates a Barclaycard Merchant account that handles all card transactions. Cyprus Lettings do not record or hold any credit or debit card details and once you have completed the booking form your will automatically be transferred to Barclays secure payment platform to make payment. This assurance is something you may not get by booking directly with other companies.

Cyprus Lettings will guarantee the full rental value of any booking made through our booking system with an unlimited rental value subject to the terms and conditions set out below.


1. This guarantee is only in respect of the amount paid through the online booking form for the rental of the property and does not cover the cost of airfares, travel costs and other incidental costs. We recommend separate travel insurance be taken out to cover other travel costs.

2. The guarantee is only to cover the circumstances of fraud in a case where the payments have been made to the owner who subsequently does not make the property available for rent.

3. The guarantee does not cover disputes over the standard of accommodation or any other disputes that arise other than the fraudulent offer to rent a property as above.


1. You must have completed our online booking form
2. You must notify Cyprus Lettings within 24 hours of any cause of a possible claim arising and provide details of any action you have taken.

3. You must document the actions you have taken


Upon receiving your claim Cyprus Lettings will immediately provide you with upgraded alternative accommodation or reimburse you the full amount of any booking paid within 7 days.

Hirer’s responsibility
The hirer is responsible for taking reasonable care of the property and its contents. At the end of the hire period, the property and its contents, including all equipment furniture and utensils, etc must be left clean and tidy which includes the crockery and cutlery cleaned and stored in the appropriate cupboards, and ensure that the cooker, microwave and fridge are clean. On departure the hirer will be responsible for making the accommodation secure with all doors and windows locked and the key left where instructed and NOT in the back of the door. The hirer shall also ensure that all rubbish is cleared away from the property and placed in the communal dustbins. The hirer will be charged for any additional time costs incurred by the cleaner and Cyprus Lettings if the above is not adhered.

Rule and Regulations for the property
The following rules and regulations have been established for the benefit of all guests of private villas and properties on a complex to ensure the safe operation of the property and pool facilities and to provide enjoyable recreation for all. It is a condition of booking that all guests observe obey these rules:
Guests shall not make or allow any disturbing noises in the property nor do, nor permit anything which will interfere with the rights, comforts or conveniences of other guests on the complex or in neighbouring properties.
All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which will not disturb other guests/neighbours and no music to be played outdoors after midnight.
The swimming pool and terrace is for the exclusive use of guests of the property.
Running, pushing, causing undue disturbance, or any conduct that may endanger the welfare of self or other guests is prohibited.
For properties on a complex all towels will be removed from a communal sun beds if the bed has been unoccupied for more than 1 hour.
Under no circumstances are sun beds to be removed from the pool terrace.
Glass containers or breakable objects of any kind are not permitted in the pool area.
Guests will be responsible for removing all their rubbish from the pool area.

Children under 5 years of age or non- swimmers must be supervised by a responsible person, who is in the water and remains within arms reach of the child.
Persons who appear to be under the influence of alcohol are no allowed in the pool or around the pool area.
The swimming pool may be used up until 10pm on the strict understanding that guests keep noise down to a minimum so as
not disturb other guests.
All guests must shower before entering the pool. This will remove excess sun tan lotion that can make the pool cloudy and unusable.
Persons with open cuts, sores, bandages, colds, coughs or infected eyes are not permitted in the pool.
Feeding stray animals is strictly prohibited.
Foul or abusive language will not be tolerated.

A verbally warning will be made for the first offence; all guests in the property will be instructed to leave immediately if a second offence occurs and no refunds will made made as the second offence constitutes a breach of the terms and conditions.

In consideration of the fact that Cyprus Lettings acts only as an online booking agent NOT a travel agent, Cyprus Lettings accepts no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury/illness or death however incurred. Although the Company uses all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the property(s), we cannot accept any liability whatsoever for any problems that occur while guests occupy the property(s) of their choice. All information has been provided in good faith and no liability is accepted whatsoever by the Cyprus Lettings for any misrepresentation of property material or accommodation. Cyprus Lettings make every effort to ensure that the descriptions on our website are correct by as it does not own any of the properties it cannot control or prevent changes occurring. Material changes to a property details are very infrequent and we endeavour to notify you of any changes before commencement of the booking. No compensation will be payable by Cyprus Lettings and no claims will be accepted for costs or additional expenses incurred as a result of any changes.  

A non-refundable deposit of 25% is required to secure your booking. Your booking is only confirmed once payment has been made and a booking form has been submitted. If your booking is made within 13 weeks or less from your departure date you will receive notification that the balance is due within 24 hours. Where only a deposit has been paid the balance must be paid 13 weeks or more prior to the hire commencement date. If the balance is not paid within this timeframe your booking will be cancelled and your deposit will be forfeited. Balance payment can be made by debit card, credit card, bank transfer or by cash or cheque at any branch of Barclays Bank. Cyprus Lettings does not accept cash or cheques sent through the post. Card payments are processed online via Barclaycards secure site. A Booking Administration fee of 2.9% of the total rental is added to the balance payment for all first time bookings through our website platform. 
If you have booked with Cyprus Lettings on at least one other occasions or you are part of a group and you collectively book 2 or more properties for the same dates or similar you can request a LOYALTY CODE to enter on the balance payment form which will remove the Booking Administration Fee, give you free Accidental Damage Waiver cover for all guests and give you the option of changing your dates (subject to conditions) free of administration charges.

All prices are per property and not per person including air-conditioning and are calculated in GB£. There is a price calculator built into the availability chart for each property and also into the booking form. You will be charged for the number of nights that you book at the property based on the weekly rental rates displayed under the property details on our website(s). If your booking straddles a period where the rates differ, the cost of the accommodation will be calculated based on the number of nights that you stay in each price bracket. We reserve the right to correct errors in both advertised and confirmed prices and we will do so as soon as we become aware of the error. Accommodation prices may have changed since you made the booking date to your departure date and this may be because of a periodic price increase or a special offer 'sale price'. The price that was stated at the time of booking (subject to any correction of errors) is the price that is payable and this will not increase or decrease regardless of the current property pricing for the period in question. Special offers discounts will be deducted from the advertised weekly rental rate. Where the dates of travel may attract two discounts (ie. last minute discount and long stay discount) only one (the highest) discount will be deducted from the rental rate. Special offers do apply if an under occupancy discount has been given (eg. a 2-bed apartment has been rented on a 1-bed basis at a reduced rental). You will be charged the price as advertised on our website and any payment will be taken for this amount. If the price you entered on our payment form is different from the actual price of the property the payment amount will be adjusted by us prior to processing and you will be charged for the corrected amount.

A deposit of 25% of the total rental is due on the total rental of the property. Please note that the deposits are per property. If you are booking more than one property the deposit amount is calculated individually per property

Accidental Damage Waiver
A non-refundable charge of £8 per person for ALL guests .This charge, which is called an Accidental Damage Waiver (ADW) is used to cover accidental damage that can occur up to the value of £200. Please note that this waiver does not cover you for negligence, wilful damage or irresponsible behaviour and loss of items. If the cost of damage exceeds the value of £200 a charge will be made locally or an invoice will be sent to you on your return home. The charge is per person based on the total number of occupants and is non refundable. The charge per person covers booking up to 28 days duration. To be covered any damage must be reported to Cyprus Lettings immediately. Damage that is discovered after guests have left the property that has not been reported to Cyprus Lettings will not be covered and will be charged accordingly. Please note that if ADW is not taken guests may be required to pay an additional security deposit.

Security Deposit

If the average age of all guests is 27 or under a security deposit may be required. Please contact us for more details. This will be refunded 7 days after the booking end date upon satisfactory inspection of the property. Please note that if the booking is for same sex groups with an average age of under 30 years old an additional security deposit of £200 is required.

Cancellation by you
Cancellation of a booking must be made by email to Cyprus Lettings.
No refund or credit note will be given if you cancel less than 13 weeks before the departure date or after the balance has been paid (we can issue an invoice on request for insurance purposes).
If you cancel more than 13 weeks before the departure date the deposit amount (or full amount if you have also paid the balance) will be converted into a credit note (less £25 administration fee) for you to rebook the same property for the same amount of nights or more. If less nights are rebooked that the original booking a pro-rata element of the credit note will be forfeited. The period that you will have to rebook will be 12 months from the date of cancellation. The credit note can also be transferred to  family and friends. If you do not rebook the same property within the 12 months then the credit note will be cancelled and payment forfeited. A credit note will not be issued if you have requested a cancellation invoice for insurance purposes. The credit note can only be used once.
 Please note that if you vacate the property early it does not warrant any refund of rent.


Change of dates by you
A change of dates will only be accepted with the owners agreement and you will receive confirmation by email to whether this has been allowed or rejected once you have complete the "change of dates" section of the
(a) If the dates are changed but the number of nights remain the same the rental rate will stay the same as the original booking unless the new dates are at a higher rental rate, in which case the rental rate will be reworked based on the higher amount. This change will be subject to a £25 administration fee that will be added to the cost of booking.
(b) If additional nights are added to an existing booking the additional nights will be charged on the current rental rates and there will be no administration charge.
(c) If dates have changed after payment of a deposit and before the balance has been paid and the number of nights has been reduced the rental rate will be reworked based on the higher amount of either the current rental rates or rental rates at the time of booking. The deposit will be calculated based on the revised rental rate and the difference between the original deposit paid and the revised deposit will be forfeited (for example a 2 week rental rate of £1000 with a deposit paid of £250 is reduced to a 10 night rental rate of £714 with a revised deposit of £178. The difference between the deposits of £72 will be forfeited). This change will be subject to a £25 administration fee that will be added to the cost of booking. Once the full amount of the rental has been paid there are no refunds for a reduction in nights.

Change of occupancy by you
If you have booked a property at full occupancy and wish to change this to a lower occupancy this is this is possible after you have paid the deposit and before the balance has been paid. Once the balance has been paid no reductions can be made. A proportion of the deposit will be forfeited (ie. the difference in deposit between the occupancy rates). This change will be subject to a £25 administration fee that will be added to the cost of booking.

Change of property booked by you
As each property is individually owned it is not possible to change the property from the original booking without forfeiting your deposit/full payment.

Alterations or cancellation by the owner or Cyprus Lettings
In the unlikely event that the property becomes unavailable or uninhabitable the hirer will be offered alternative accommodation or a refund for the duration that the accommodation was unavailable. Any refund is restricted to the property hire costs and Cyprus Lettings are not liable for any cancellation costs or administrative charges for travel arrangements, etc. If the substituted accommodation is a different price than the one originally booked, we will make a charge/refund as appropriate. If guests decide to find their own alternative accommodation any refund is restricted to the original property hire costs for the duration that the property was unavailable.

What is included
The property rental includes the supply of water and electricity. A clean set of linen and towels (one hand towel and one bath towel per person) are supplied and/or fitted at the half-way stage for all bookings of 2 weeks. For bookings of 3 weeks or more where a LONG STAY DISCOUNT has been given a spare set of linen will be left for the guests to do their own linen change unless otherwise agreed with Cyprus Lettings. The property will be cleaned before your arrival but will not be cleaned again for the duration of your stay. More frequent cleaning and linen change can be arranged for an additional charge which is arranged with the Property Manager and paid locally in resort. Any defects or deficiencies must be reported to Cyprus Lettings within 48 hours of your arrival. After this time it will be assumed that everything is in order. For properties on a complex with a shared pool the property details will state if there are private sun beds for the property or if the property has the use of communal sun beds around the pool. Communal sun beds are on a first come, first served basis.

Air-conditioning is included in the property price but the units must only be used while guests are in the property, with all windows and doors kept closed.  Under no circumstances must the units be left on continuously while the property is unoccupied and if this occurs guests will either be charged or the air-conditioning will be disconnected for the remainder of the guests stay. The air-conditioning units in all properties operate on a timer system where the units will turn off automatically and some properties on a meter system where after normal usage guests are charged accordingly. The air conditioning should never be set at less than 21 as this will cause the unit to over-work and leak.

Airport Transfers
These can be arranged for an additional charge that is payable direct to the driver in euros and is not included in the cost of the accommodation. It is strongly advisable to use our recommended airport transfers as drivers booked by Cyprus Lettings are familiar will the location of our properties and offer one of the best rates that are cheaper than the cabs on the rank at the airport.

It is the responsibility of the hirer to book flights independently from the accommodation. Cyprus Lettings and the property owner accepts no liability whatsoever for any aspect of the flight arrangements and, in particular, accepts no liability for any loss, personal injury/illness or death however incurred.

Only the specified number of persons as per the booking form of booking may occupy the property at any time. A baby in a cot does not count when calculating maximum occupancy. The property can not be re-let or sub-let to any other group, party or individual without written permission from Cyprus Lettings. Under no circumstances may more than the maximum number occupy the property at any time (this includes the pool area). Under no circumstances may the property or pool area be used to host a party or gathering where more than the maximum occupancy of the property attend. Cyprus Lettings reserve the right to refuse admittance to the hirer and party if they are in breach of this condition. Generally we do not accept pets in the property. There may be certain exceptions so please enquire. In such cases written permission must be obtained from Cyprus Lettings.

Under Occupancy Discounts
Some properties offer discounts for under occupancy. If the property that you are booking offers a price reduction the price will be displayed in the pricing section of the property details and also on the booking form. To take advantage of this discount you must select the option in the "Under Occupancy" section on the booking form and the "Total Rental" amount will automatically change. Each bedroom option can accommodate a maximum of two guests. Bedrooms that are not used will be locked and not available to guests. Once a booking has been made at the full occupancy rate is not possible to change the booking for under occupancy if the number of occupants decreases. If you have taken advantage of an under occupancy discount and the size of your party increases you will be required to pay the additional rate based on the final number of occupants. Other special offers including late deals, long stay and early bird DO NOT APPLY if an under occupancy discount has been given.

Detailed instructions for key access will be sent to you on receipt of the balance/full payment. It is the hirers responsibility for the safe keeping of the property key at all times. In many cases there is a keybox at the property and it is the hirers
responsibility to close the keybox and reshuffle the numbers so that the PIN is not showing after taking the key out, and to ensure that the key is put back in the keybox when the hirer vacates the property. Do not under any circumstances give the PIN code to a third party (ie. taxi driver). Cyprus Lettings are not keyholders so if you have lost your key or are locked out please call the Property Manager or a locksmith. You will be responsible for the callout charge. If you are locked out and have left the key in the back of the door only a locksmith will be able to open the door and the hirer will be responsible for the callout charge.

Damage or Loss to the property and its contents
Except in the case of normal wear and tear the hirer will be responsible for making good any damage or loss to the property or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property and their guests. The hirer will pay for the cost of replacement or rectifying damage.

Rights of access
The owner, their representatives, or subcontractors have the right to access the property at any time with due regard to the convenience of the hirer for the purpose of linen change, inspection of the property, and to carry out essential, or routine repair or maintenance work.

Cyprus Lettings cannot be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness, satellite television reception, swimming pool maintenance and failure of any public supply.

Personal Safety

The owner and property manager to the best of their knowledge have taken all reasonable steps to ensure that the property offers safe and comfortable accommodation, but urge you to take particular care. Please take caution with personal safety, balconies, surfaces such as tiled floors that can become slippery when wet, BBQ fires, electricity, stairs, kitchens and bathrooms. Of particular importance is safety for you and your party in and around the swimming pool. Although certain pool safety equipment is provided, there is no lifeguard available. Children and non-swimmers must never be allowed unsupervised in the pool. Swimming after dark can also be dangerous and is strongly discouraged.

Injury or damage
It is a condition of booking that the hirer and their party has full insurance to cover against personal injury and damage.

Arrival and departure times
Unless otherwise stated the property will be available for occupation from 2.00pm on the day of arrival and must be vacated by 12.00pm on day of departure in accordance with the international hoteliers agreement. Any agreed extension to your departure time must be confirmed in writing by Cyprus Lettings. There may be occasions when the checkout time is earlier than 12.00pm and if this is the case you will be notified of this by email or by a note at the property.

If you have a Complaint or Problem
In the unlikely event that you have cause for complaint about the property or its contents it is very important that the procedure below is followed:

Step 1 -  The issue must be reported immediately to the Property Manager
so that action can be taken at the time to rectify the problem.
Step 2 -  If the Property Manager is unable to resolve the issue within a reasonable timescale and you are still unhappy about the situation you must contact Cyprus Lettings by email while you are still in the property.
Step 3 - If after contacting Cyprus Lettings you are still unhappy about the situation you must email Cyprus Lettings within 28 days of returning from your holiday and Cyprus Lettings will investigate the matter and arbitrate.

Please note that if after returning from your stay you did not follow Steps 1 - 3 above (and therefore did not give the Property Manager and Cyprus Lettings the opportunity to resolve the issue locally whilst you were in the property) neither Cyprus Lettings or the Owner of the property will have any liability and will not investigate your complaint further. All refunds are at the discretion of the owner and Cyprus Lettings is not authorised to make any refunds without the owners agreement.

Building Work
In the event of building work taking place by local authority, developers or neighbours, it is important to note that Cyprus Lettings are not responsible for such work, and are unable to stop such work taking place, or control the levels of noise. Whilst Cyprus Lettings assure you of our best endeavours to minimize any inconvenience we do not accept any liability in this case.

Force Majeure
Cyprus Lettings and the owner regret that they cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by ‘force majeur’. In these terms and conditions of hire, ‘force majeure’ means any event which Cyprus Lettings
or the supplier(s) of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, terrorist activities, strikes or other industrial disputes, acts of God, quarantine, epidemics, natural or nuclear disaster, fire, chemical or biological disaster and adverse weather, sea, ice and river conditions, the act of any government or other national or local authority including port or river authorities or other events outside our control. Advice from the Foreign Office to avoid or leave a particular country may constitute Force Majeure.

There may be occasions when an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, necessity for maintenance (e.g. swimming pool repair or chemical imbalance correction), unsuitable weather conditions and other circumstances beyond our control. If we are advised of this, we will strive to inform you in advance, but cannot be held liable in such circumstances and will do our best to make alternative arrangements for you where possible.

The property hire does not include insurance for the hirer and their party. It is a condition of booking that insurance is taken out against cancellation, personal accident and medical insurance.

Cyprus Lettings have a no smoking policy but smoking is permitted on the balcony and terrace and there may be ashtrays provided for this. Please enquire about properties that allow smoking.

The type of television system with be stated in the property details for each individual property. Most TV systems in Cyprus are now IPTV boxes and are connected via the internet. Occasional channels may freeze or buffer and this is normally due to a temporary change to the WIFI bandwidth which
is something that both Cyprus Lettings and the owners have no control of.
